Project overview
The redevelopment of a former smokehouse in Lowestoft, Suffolk, for residential use required a detailed environmental investigation. Part of the site, which included a grade II listed structure, raised concerns identified during a phase one desk study. Specifically, the presence of poly-aromatic hydrocarbons (PAHS) within the building’s structure posed a potential risk to future residential occupants. The local planning authority (LPA) mandated a phase two investigation to determine the extent and concentration of PAHS and inform mitigation measures.
Our approach
to address the LPA’s requirements, we designed and implemented a tailored investigation plan. This included:
- Sampling surface materials and coring for deeper samples.
- Conducting a comprehensive chemical testing regime, approved by the LPA.
The laboratory analysis revealed contamination in surface materials, while deeper core samples were unaffected.
Outcome
based on the findings, we recommended sandblasting and steam cleaning the internal surfaces of the building to mitigate the risk posed by contaminated materials. Following these mitigation works, visual inspections were deemed sufficient to validate the effectiveness of the measures, enabling the redevelopment to proceed.
